Precast Bulkhead Stairwells

Precast Bulkhead Stairwells are an economical choice if moving large objects in and out of your basement is a priority.  Large doors and wide stairs make it easy to manuever compared to an egress window, and a precast stairwell saves considerable time and money compared to a custom built walkout.


But just like our Egress Window installations….we go above and beyond the industry norms.  We are the only company that provides a LEAK FREE GUARANTEE on our Precast Bulkhead Installations.  How can we do this when nobody else can?  It’s simple. We took 3 generations of foundation waterproofing experience and applied it to Precast Bulkheads.  Since most contractors who install bulkheads are NOT waterproofers, they do not understand how to prevent leaks…BUT WE DO! 


Just like we do with our Egress WIndows, we incorporate waterproofing and drainage into every design.  We install a waterproof foundation membrane on the seams where the precast well meets the foundation wall.  We then install vertical drainage (a 4” perforated pipe surrounded by 12” of  drainage aggregate).  That vertical drainage feeds down into 3’ of gravel backfill (yes, that is 3 FEET, not inches!).  We install a 4” perforated pipe at the bottom, then run all of that drainage to an exterior sump pump (or occasionally to a gravity drain if there is enough slope).   (NOTE: drainage and waterproofing steps are NOT illustrated in the 3D model below)


It’s not that complicated to do things right.  But it takes time, and the experience to know how.
